Fishers to Become a City?

by Jamie Jansen- The Evelo Team

The people of Fishers, Indiana received the go-ahead last week to be able to vote on whether to make the Town of Fishers an official City!  Being considered Indiana's largest community to still be classified as a town under Indiana Law, last week marked the official first step in possibly becoming a city.

With the population in the Town of Fishers increasing every year, it is no wonder we are at this crossroad. The Town was recently ranked number 8 on Money Magazine's yearly list of the country's Best Places to Live for 2010. They also ranked number 10 in 2008. With the shopping, restaurants, and people that make up the town, it is easy to see why people are flocking to become residents of Fishers. Although back in 1998 voters decided to keep Fishers a town, this time around, with the population more than doubled, it may be the perfect time for voters to vote differently.

What do the voters vote on?

The voters will be voting on two questions....First, do they support making Fishers a city? Second, do they want to unite Fall Creek Township and Fishers together forming a modified second class city. This second question is the expected problem area for voters. If indeed the voters approve both questions, the outcome would be expanding the current seven member Town Council into a nine member. Out of the nine member council, one member would be appointed as the Mayor. If in fact the voters decide to vote yes to Fishers becoming a city, but NO to unity with Fall Creek Township, the town would then become a traditional city with a Mayor who is elected by the people.

How will this affect Fishers?

This will no doubt affect the population of Fishers. Fall Creek Township's population would merge with Fishers which would no doubt extremely raise the total popluation. It is unsure exactly how the voters will respond to the two questions at hand. How will you vote? Do you want Fishers to become an official city of Indiana? Get involved in the vote, if you are not a current resident of Fishers, IN, the Evelo Team is here to help!!

How Rising Interest Rates Will Impact Affordability

How Rising Interest Rates Will Impact Affordability

Check out this article from blog.kw.com.

How Rising Interest Rates Will Impact Affordability

“In a recent Forbes blog post, multimillionaire hedge fund manager John Paulson declared that today’s record-low interest rates made this the best time to Buy homes in fifty years. “If you don’t own a home, buy one,” Paulson said. “If you own one home, buy another one, and if you own two homes, buy a third and lend your relatives the money to buy a home.”  Why should we care what Paulson thinks? Well, he was among the few to accurately predict the subprime collapse and, while no one has a crystal ball, a closer look at the numbers supports his call to action.

Historically low interest rates are the key…and they aren’t likely to hang around for long. Buyers who “choose to wait until prices come down more” are gambling that interest rates will hold steady or drop. The truth is even a 10 percent drop in home prices is nullified by a 1 percent increase in interest rates. The figure below illustrates how this works for a $250,000 home purchase and the relative likelihood of each scenario.

d

(Forbes 2010)

Interest rates have dominated the news in recent months as we've shattered record low after record low. Potential home Buyers need to understand the positive financial impact low interest rates have on the cost of home ownership and the thousands of dollars that can be saved over the life of a typical mortgage loan. For those who can afford to Buy, trade up, or invest, our current market presents a lifetime opportunity.”

Is It That Time Already To "Fall Behind?"

by The Evelo Team

Do you believe it? It is already time to think about Daylight Savings Time again. Didn't we just "Spring Ahead?" We "Fall Behind" this year on November 7th. For us, Hoosiers, we are still trying to get used to this clock changing event. We are creatures of habit and this habit has been a hard one for most of us to handle. It's almost that time of year to be eating dinner when it's dark and to go to bed when it feels like Midnight and it's only 9:00.

Twice a year, when Daylight Saving Time begins or ends, make it a habit to not only change your clocks, but do a few other semi-annual tasks that will improve the safety in your home.

  • Check and replace the batteries in your smoke and carbon monoxide detectors. Replace any smoke alarms older than ten years. Replace any CO alarms older than five years.
  • Prepare a disaster supply kit for your house (water, food, flashlights, batteries, blankets). Once you've created your home disaster kit, use the semi-annual time change to check its contents (including testing/replacing flashlight batteries).
  • Most of us dread it, but a cold winter is upon us. Make a "winter car-emergency kit" now and put it in your vehicle. Not sure what to include? Do an internet search for "car emergency kit" for valuable ideas.
  • Check your home and any storage areas on your property for any hazardous materials. Discard, in the proper ways, any materials which are outdated, no longer used, or in poor condition. If the items are in proper condition, you must move any that are within reach of kids or pets.
  • Check and discard expired medications. Those dates really DO have meaning! They can pose serious problems, no matter who you are, but particularly the elderly population.

The Evelo Team at Keller Williams Realty is here to help you with all of your home safety tips! We are also here for any of you home buying/selling needs. Please call us at 317-863-4663 or by e-mail at Team@EveloTeam.com.
