September 2026: Housing Market Update
August 2026 Central Indiana Real Estate Market: What Buyers and Sellers Need to Know
The August 2026 Central Indiana real estate market continues to show a gradual shift toward more balanced conditions. For homeowners considering a move—and buyers watching for opportunity—the latest numbers offer several important takeaways.
Home Prices Continue to Rise
The median sales price for a single-family home in Central Indiana reached $322,000 in August 2026, up 2.2% from August 2025.
While prices are still increasing, the market is showing signs that buyers have somewhat more inventory and negotiating opportunity than they did a year ago.
More Inventory Gives Buyers More Choices
Active inventory ended August at 7,751 homes, a 14.3% increase year over year. That represents approximately 2.6 months of inventory.
At the same time, new listings declined 5.1% compared with last August. The result is a market where buyers have more available homes to consider, while sellers still need to position their properties carefully to stand out.
Homes Are Still Selling Close to Asking Price
The typical home sold for 98.2% of its asking price, compared with 97.9% last August. However, only 15.8% of sales closed above list price, down from 16.7% a year ago.
That makes pricing strategy increasingly important. For sellers, determining the right price from the beginning can help attract attention and avoid unnecessary time on the market.
What This Means for You
For sellers in Fishers, Carmel, Noblesville, Westfield, Zionsville, and throughout Central Indiana, preparation, pricing, and marketing remain critical.
For buyers, increased inventory may provide more opportunities to find the right home without the same level of competition seen in previous years.
