Central Indiana Housing Market Update: June 2026 Shows Steady Prices and More Choices for Buyers

The median sales price for a single-family home reached $325,000 in June 2026, representing a 1.6% increase compared to June 2025 and a 1.3% increase from May 2026. Homeowners continue to benefit from steady appreciation while buyers are seeing a more stable pace of price growth.Inventory Is Growing
One of the biggest changes is the increase in available homes. Active inventory rose 11.8% year-over-year to 6,961 homes, creating a 1.9-month supply of inventory. While inventory remains below a balanced market, buyers in communities like Fishers, Carmel, Noblesville, Westfield, and Indianapolis have more options than they did a year ago.Homes Are Still Selling Quickly
The median home spent just 12 days on the market, only slightly longer than last year's 10 days. Sellers also continued receiving strong offers, averaging 98.7% of their asking price, and nearly 21% of homes sold above list price.Although closed sales increased 10.1%, pending sales declined 6.1%, suggesting buyers are becoming more selective as inventory grows.
