Central Indiana Housing Market Update: August 2025

The Central Indiana housing market is showing signs of balance as we move into the fall. While prices remain steady, buyers are seeing more opportunities—and sellers still have plenty of reasons to feel confident. Here’s a quick look at what happened in August 2025.

Home Prices Hold Steady

The median sales price for a single-family home was $315,000 in August. That’s a 2.7% increase from August 2024, but a slight dip of 1.6% from July 2025. Prices are holding strong compared to last year, but we’re also noticing a little more breathing room in month-to-month shifts.

Buyer & Seller Activity

• Closed sales jumped 7.5% year-over-year—showing buyers are still active.

• Pending sales also rose 2.3%, pointing toward a strong start to fall.

• On average, sellers received 97.8% of asking price, compared to 98.2% last August.

• 16.6% of homes sold above list price, a touch lower than 17.5% last year, suggesting the market is finding more balance.

Inventory & Listings

• New listings were down slightly (2.0% fewer than last year).

• Homes stayed on the market a bit longer, with the median days on market rising to 16, compared to 12 days in August 2024.

• Active inventory ended the month at 6,595 homes—a 17.7% increase year-over-year and 3.5% higher than July 2025. This equals a 2.1-month supply of homes, giving buyers more choices than they’ve had in recent years.
