Central Indiana Market Update: What March 2026 Means for You

The Central Indiana real estate market continues to shift toward balance as we move into spring. Whether you’re buying or selling in areas like Fishers, Carmel, or Westfield, understanding these trends can help you make smarter decisions.

Home Prices Continue Steady Growth

In March 2026, the median sales price reached $303,350, reflecting a 1.2% increase year-over-year and a 2.3% rise from February. This steady appreciation signals ongoing demand, even as the market normalizes from the rapid pace of previous years.

Inventory Is Rising—And That Matters

Active inventory climbed to 5,523 homes, up 19.1% compared to last year, bringing the market to a 2.1-month supply. While still technically a seller’s market, buyers now have more options and negotiating power than they did in early 2025.

At the same time, new listings increased 2.4%, giving buyers more opportunities across Hamilton County and surrounding areas.

Homes Are Taking Longer to Sell

The median days on market rose to 34 days, compared to just 21 days last March. This shift indicates a less frenzied market, where strategic pricing and strong marketing matter more than ever.

Homes are also selling slightly below peak competitiveness:

  • Sellers received 95.5% of list price (down from 96.2%)
  • 14% of homes sold above asking price (down from 17.2%)
