📊 February 2026 Market Update: What January’s Numbers Mean for Central Indiana Sellers & Buyers

The latest data is in, and January 2026 gives us a clear look at where the Central Indiana real estate market is heading as we move into spring.

🔑 Home Prices Remain Steady

In January 2026, the median sales price for a single-family home in Central Indiana was $297,750 — up 2.7% year-over-year, but down 2.0% from December.

For homeowners in Fishers, Carmel, Westfield, Noblesville, and surrounding Hamilton County communities, this signals continued long-term price stability, even as the market normalizes month-to-month.

📉 Sales Activity: A Shift Toward Balance

  • Closed sales: Down 7.0% year-over-year
  • Pending sales: Up 0.6% year-over-year
  • New listings: Essentially flat (down 0.1%)
  • Active inventory: 5,512 homes (up 17.2% from last year)
  • Months supply: 3.4 months

Inventory growth combined with modest pending sales increases suggests we’re moving toward a more balanced market — not a buyer’s market, but one with more breathing room than the hyper-competitive years behind us.

⏳ Homes Taking Longer to Sell

Median days on market rose to 40 days, compared to 32 days last January.

Additionally:

  • Homes sold for 97.0% of asking price (slightly down from 97.5%)
  • 11.0% of homes sold above list price, compared to 12.4% last year

For sellers, this means pricing strategy matters more than ever. The “list high and hope” approach is no longer effective.
