May 2026 Central Indiana Housing Market Update: More Inventory, More Opportunity
The Central Indiana housing market continued to show resilience in May 2026, creating opportunities for both buyers and sellers across communities like Fishers, Carmel, Noblesville, Westfield, McCordsville, and Indianapolis.
Home Prices Continue to Rise
The median sales price for a single-family home reached $321,000, representing a 1.9% increase compared to May 2025 and a 3.2% increase from April 2026. While price growth remains steady, it is occurring at a more balanced pace than many homeowners experienced during previous years.
Buyer Activity Remains Strong
Closed sales increased 6.2% year-over-year, while pending sales rose 5.6%, indicating continued demand throughout Central Indiana. Homes still attracted competitive interest, with nearly 20% of properties selling above asking price.
At the same time, buyers gained a bit more negotiating power. The typical home sold for 98.6% of its asking price, essentially unchanged from last year.
Inventory Gives Buyers More Choices
One of the biggest stories this month is inventory growth. Active listings climbed to 6,446 homes, up 11.8% from last year and 5.5% from April. The market now has a 1.9-month supply of inventory, giving buyers more options than they have seen in recent years.
New listings, however, declined 5% year-over-year, which may limit future inventory growth if demand remains strong.
What This Means for Buyers and Sellers
For buyers, increased inventory means more choices and slightly less competition than previous spring markets. For sellers, well-prepared and properly priced homes continue to attract strong interest, especially in desirable Hamilton County communities.
