December 2025 Central Indiana Real Estate Market Update

As we close out the year, November 2025 housing data offers valuable insight for buyers and sellers across Central Indiana, including Fishers, Carmel, Westfield, Noblesville, and Indianapolis. The market continues to normalize, creating strategic opportunities for well-prepared homeowners.

Home Prices: Modest Growth Year-Over-Year

In November 2025, the median sales price for a single-family home in Central Indiana reached $306,000. That represents a 2% increase compared to last year, despite a 1.3% month-over-month dip. Prices remain stable overall, signaling a balanced market rather than rapid appreciation or decline.

Buyer Activity: Steady but Selective

Closed sales declined 2.7% year-over-year, while pending sales were essentially flat. Buyers are still active, but they’re moving with intention—often taking more time to evaluate homes, pricing, and condition before committing.

Homes sold for an average of 97.5% of list price, slightly below last year’s 97.9%. Additionally, 11.9% of homes sold above asking price, down from 15.7% in November 2024. This shift underscores the importance of accurate pricing and strong presentation.

Inventory & Days on Market: More Choices Emerge

New listings decreased 2.6% year-over-year, yet overall inventory rose significantly. Active listings totaled 6,672 homes, up 19.2% from last year, even with a 7.2% drop from October. That puts the market at a 2.8-month supply of inventory.

Median days on market increased to 22 days, compared to 19 days last November—giving buyers more breathing room and sellers more competition.
