June 2025 Central Indiana Housing Market Report: Inventory Climbs, Prices Continue to Rise

The Central Indiana housing market saw continued momentum in May 2025, with rising home prices and a significant increase in inventory, offering more options for buyers while sellers still remain in a strong position.

Home Prices on the Rise
The median sales price for a single-family home in Central Indiana climbed to $315,000, marking a 5.97% increase over May 2024 and a 3.3% bump from just the previous month. This steady growth reflects both sustained buyer demand and a competitive market environment.

Buyer Activity Remains Strong
The market showed solid activity with closed sales up 3.1% year-over-year and pending sales jumping 10.9%, a sign that buyers are still eager and active as we head into the summer months.

Sellers Holding Strong
Homes are still selling close to their asking prices, with the average sale closing at 98.7% of list price, a slight increase from 98.6% last May. Additionally, 22.1% of homes sold above asking price, which, while slightly down from 23.7% last year, still shows that competitive bidding remains part of the equation.

More Listings Hit the Market
One of the most notable shifts is the increase in available inventory. New listings rose 9.3% year-over-year, and active inventory reached 5,631 homes, up 23.2% from May 2024 and 13.3% from April 2025. This translates to a 1.7-month supply, offering a bit more breathing room for buyers while still favoring sellers.

Days on Market Creep Up
The median number of days on market increased slightly to 10 days, compared to just 8 days in May 2024. While still a quick turnaround, this shift could suggest a slightly more balanced market on the horizon.
