New Construction vs Existing Home
It's an age old question: New Construction vs Existing Home - Which should I buy? There is no definitive answer to whether new construction homes are better than existing homes because it ultimately depends on individual preferences, circumstances, and priorities. However, there are several potential advantages that new construction homes may offer over existing homes
And, in the Metro Indianapolis housing market, there are lots of choices for neighborhoods when you want to build. So what are some of the advantages over existing homes?
New Construction vs Existing Home
There are clear advantages to building a new home and we all know some of them.
No one's ever lived in it before
It's brand new. No one's neglected any maintenance on the home like the water heater, gutters or furnace. You have a fresh start with new construction. And with something brand new, you receive a builder's warranty. Most builders offer a two year "Bumper-to-Bumper" warranty on their homes.
You get the latest technology in energy efficiency
Since the home has been recently built, it offers the latest in technology. It could be the newest type of insulation, windows, shingles, siding and more. This means the utilities for a new, larger home can be just as, if not more, affordable than with older homes without the new technology.
Built for Today's Lifestyles
Plus, new homes are styled with today's lifestyles in mind. For example, builder's floorplans oftentimes offer more open space between the living room and kitchen, which traditional home layouts don't always have. We see a lot more vaulted ceilings, larger closets and larger bathrooms in new homes. These are things buyers value and the builders are delivering.
Customization
New constructions homes offer more flexibility in terms of customization options. Buyers choose things like their preferred floor plan, finishes, light fixtures, and other features that suit their tastes and needs in a home.
Future Re-Sale is Better
If someone owns a home for 5 years, but they need to sell due to job relocation, it's typically easier to sell a five year old home than it is to sell one a lot older. The mechanicals like the furnace, AC and water heater are only 5 years old compared to possibly towards the end of their expected life in an older home.
It's Up to You
Existing homes have their advantages, as well. Ultimately, the decision - new construction vs existing home - will depend on you, your needs and your preferences.
