Central Indiana Market Update: What October 2025 Means for November Buyers & Sellers

The Central Indiana real estate market showed steady strength in October 2025, offering both opportunities and strategic considerations for homeowners and buyers across Hamilton County and the greater Indianapolis area.

Prices Hold Steady as Inventory Rises

The median sales price for a single-family home in Central Indiana reached $309,450up 4.9% year-over-year, according to MIBOR data. Month-over-month, prices were virtually flat with only a 0.02% dip, indicating continued price stability even as more options hit the market.

For sellers in Fishers, Carmel, Westfield, Noblesville, and surrounding communities, this means demand remains healthy, especially for well-priced homes. However, buyers now benefit from a less frantic market than previous years.

Sales Activity Shows a Mixed but Encouraging Picture

Closed sales climbed 4.9%, while pending sales dipped slightly by 1.3% year-over-year. Homes received 97.5% of asking price, a modest softening from 98% last October. Additionally, 13.5% of homes sold above list price, down from 15.4% last year—showing buyers have regained some negotiating leverage.

Evelo Team Senior VP Terrance Perkey notes that this shift “creates opportunity for buyers who were previously priced out or hesitant,” while sellers still benefit from steady pricing and qualified demand.

Inventory Growth Signals Options for Buyers

Active inventory ended the month at 7,230 homes, a significant 21% increase year-over-year, and up 3.4% from September, representing a 2.5-month supply. Homes are also taking slightly longer to sell with 20 median days on market, up from 17 last year.

For dual-income households across Hamilton County—particularly in Carmel (46032/46033), Fishers (46037/46038), Westfield (46074), and Zionsville (46077)—this shift means more choices without the pressure of immediate decisions.
