Central Indiana Housing Market Update – August 2025
The Central Indiana real estate market continues to show resilience as we move through the summer months. July 2025 brought a mix of steady prices, growing inventory, and shifts in buyer and seller activity that are shaping the housing landscape.
Median Home Prices Hold Steady
In July 2025, the median sales price for a single-family home in Central Indiana was $320,000. This marks a 7.0% increase compared to July 2024, while remaining flat month-over-month. This balance reflects continued buyer demand alongside gradually rising inventory.
Sales Activity: Pending Sales Climb, Closed Sales Dip
While closed sales declined 1.4% year-over-year, pending sales showed strong momentum with an 11.8% increase. This indicates more buyers are entering the market, setting the stage for stronger closing numbers in the months ahead.
Seller Expectations: Pricing and Negotiations
Homes in Central Indiana are still commanding strong offers. In July, the typical listing received 98.5% of its asking price, only slightly down from 98.7% last year. Meanwhile, 19.1% of homes sold above list price, compared to 23.0% in July 2024. This suggests that while multiple-offer situations are still happening, the market is beginning to normalize.
Inventory and New Listings on the Rise
The market saw 4.9% more new listings compared to last year, giving buyers additional options. Active inventory reached 6,371 homes, a 23.6% increase from July 2024 and a 3.1% increase from June 2025. This equates to a 2.0-month supply of inventory, signaling progress toward a more balanced market.
Days on Market: Slight Increase
Homes spent a median of 12 days on the market in July 2025, up from just 9 days a year ago. While still moving quickly, this slight increase gives buyers more time to make thoughtful decisions.
